My town requires a certificate of occupancy to sell. The house will not pass. Can you still buy it?

Yes. Many North Jersey towns require a CO or a resale inspection, and the repair list can be long — smoke detectors are easy, but a new roof or an electrical service is not. When we buy, we take the property as-is and handle the town's requirements ourselves after closing. You do not do the repairs.

Do you buy two-families and three-families?

Yes. Older multi-family houses in Passaic, Hudson, Essex and Bergen counties are a large part of what we buy, with or without tenants in place. We do not need the units vacant.
